Authority to Book - your reservation is a legally binding contract
The person making the booking certifies that he or she is authorised to agree to the Booking Conditions on behalf of all persons included in the party. The person making the booking must be a member of the party occupying the property and must be 18 years of age or over. Bookings cannot be accepted from parties of young people under 18 years of age.

Hirer's Obligation:
1. The Hirer agrees to pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the tenancy. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy.
2. The Hirer is responsible for any additional cleaning costs incurred.
3.To permit the owner reasonable access to the property to carry out any urgent maintenance. Under no circumstances are repairs to be carried out without the owner's prior consent.
4. Not to sublet or share the property except with persons nominated when booking. The maximum number of persons registered with us at the time of booking must not be exceeded without prior notice ñ any small party discount applied may need to be repaid. (The owner reserves the right to terminate the hire without notice and without refund in case of a breach of this condition).
5. Our properties are non-smoking, so the Hirer is responsible for ensuring none of the guests smoke during their stay.

Dogs:
We encourage owners to accept dogs which are welcomed free at our property, but not all do so please check the number accepted and any charges that may apply under individual properties.
Pet owners are responsible for any extra cleaning that may be required, either in the property or in the grounds. Pet owners must never allow pets to defecate in the grounds. Failure to clean after pets will be surcharged.
Soft furnishings and beds are for humans only.
Please bring your own pet blankets to protect floor coverings.
Do not allow your pets to cause any annoyance, become a nuisance or intimidate occupants of adjoining properties.
Pets must not be left alone in the property - damage is often caused by pets left alone in unfamiliar surroundings.

Non-availability of Property:
If, for any reason beyond the Owner's control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Owner.

Caring for your Safety:
Every reasonable effort has been made to indicate possible safety hazards in the property description. However, it is guests' responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily. Hafod Wen has unfenced paths and slopes across its eight acres of land and any children will need to be supervised, especially around the beehives.

Maintenance:
Grass cutting, gardening and external maintenance are weather dependent and may be carried out during your holiday. We cannot be held responsible for any disturbance which is beyond our control including any building work or farming activity close to the property.

Mobile Phones and WiFi connectivity:
Neither mobile phone reception or broadband connection speeds can be guaranteed. Guests must adhere to the acceptable usage policies of our internet service provider. The party leader will be responsible for any unlawful activity conducted over the provided internet service for the duration of the stay.

Arrival and Departure Times:
Arrivals are after 4 p.m. Please ring Jane to confirm arrival time. Departure is at 10 a.m. 

Complaints:
It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. Discussion with us whilst you are in residence usually enables shortcomings to be rectified straight away.

Data Protection:
All personal and other information and details collected by us will not be disclosed to any third party.

Confirmed bookings are to be accompanied by a deposit of one third of the rent.
You are then responsible for the balance of the rental which is due no later than two months before the commencement date of the holiday irrespective of any subsequent cancellation. 
If your holiday commences within the two months you are required to pay the full rental and booking fee when booking.

Should you have to cancel your booking for any reason, once notified we will endeavour to re-let and if successful there will be no cost to you. 
If we are unable to re-let you will be liable for the full amount.
We recommend that you take out holiday insurance to cover this (some bank accounts already have this facility)
